    Mystic Development and Investments, LLC. is a unique, full service real estate investment, development, and construction firm, that works with a talented team of investors, architects, designers, p.r., attorneys and contractors to invest in, develop and re-position distressed properties within communities.

    We look to develop properties that enhance the community and add value to not only our neighbors but the community as a whole. We donate a portion of profits from each of our projects back to community groups and foundations through our own non-profit RENOVATION FOR THE FOUNDATION.

    What makes our co. unique is, not only making sound investments with clear exit strategies and ensuring all projects are built to green, energy efficient standards but we also mentor and employ 1-3 troubled teens for the duration of each project we undertake. We believe this instills a sense of appreciation,responsibility and confidence as well exposes them to entrepreneurial ventures, teamwork and inspiring leadership that they might not otherwise be exposed to.
    We believe this exposure will help inspire them to go forward in life to do great things.

    On most projects, our sub-contractors and vendors that work with us, will also work at an agreed upon reduced rate. By doing so, we are able to,upon exit, re-invest the difference of the reduced rate from our team as well as a portion of the profits from each project into non-profit groups and foundations that directly impact the communities we work in.

    By doing this, we believe we can help those in need, foster goodwill and bring together a sense of community on what would otherwise be a typical development.

    Our belief is, if we are responsible to the communities we work in, the team members that work with us and we spread goodwill, it will come back to us in spades and we will have made a positive impact!

    Community Feedback on Proposed Downtown Condo Project

    Mystic Development is looking for the community's feedback and support as well as provide info and clarify all issues for our proposed new 8 unit condo development in downtown Winchester.

    We are currently proposing to develop a new, classic but stylish, 8-Unit, 2-bedroom-2 bath, elevator serviced, garage parking with green roof deck Condo building to be located at 36 Elmwood Ave.(site of the old Rotary Barn) in downtown Winchester. This new building will provide the town a housing option that is sorely lacking and will highlight innovations in green-building as well as be architecturally perfect.
    It will be a building any town would be proud to have in its community and where Winchester is such a great progressive town we are hoping this will be the first step towards smart-growth.

    This past Monday May 17th the Daily Times Chronicle headline reported we are proposing an "Apartment Building" when it will actually be stylish condos that will offer first class amenities and have walking accessibility to all downtown Winchester has to offer.

    We hope to clarify that and explain our plan in depth so people have a greater understanding, as we continue to build public support for a housing option that is needed in town.

    Apartments tend to be of lower construction quality and transitional in nature with no positive impact on the town, either aesthetically or otherwise and the developer is often looked at as solely after a cash flow.
    Our proposed condos are for people who plan on down-sizing (empty-nester's) but would like to stay within the community and continue to make a lasting contribution and enjoy the accessibility to downtown but may be priced out of the market or lack a viable option to do so, as well as for young professionals looking to lay down roots in town and start a young family but again may be priced out.

    Out motivation is not solely monetary but to leave a positive, vibrant, housing option that is lacking in town now. We hope to add to the great vibrancy of housing stock that the town is known for with this great project. These units appeal to the walk-ability to downtown, the shops and new restaurants as well as the commuter rail, park and farmers markets. We are also proposing to sponsor Zipcars at the commuter rail parking lot to add to the green factor as well as convenience for town residents.

    Our plan also coincides with the towns overall plan for smart growth and to add "urban" housing downtown.
    For us to take advantage of this great opportunity we enlisted Architect Chris Mulhern, of Harrison Mulhern Architects, located here in Winchester, to create an architecturally beautiful building, Chris was chosen not just for his experience with the architecture in town but as well as his respect for the look of the town.

    Our goal is to make a positive impact on a transitional street that is neither commercial nor residential but a median point of the two. Our proposed building does this by merging these 2 zones of commercial Main Street and residential Vine Street and acts as a buffer and sound barrier for the residential neighborhood, by creating an exciting new "urban" residential street within walking distance to everything

    It was noted before this process began that the building abuts a parking lot and does not obstruct any views and in terms of height does not over power any houses or buildings around it, the house in the back in fact would be at even height almost due to the grade and the rental house next door is presently over-scaled by a dilapidated, unsafe building.

    Also the fact it will be the towns first LEED Certified building is also important and we hope our stewardship towards responsible building practices will be a leader to follow for future development.

    We have been part of the town for over 20 yeas and respect its feel and history but this project offers far too many positives to not move ahead, it is time to embrace all the great things downtown has to offer from shops, restaurants and farmers markets to enjoying coffee in the center with friends, we will be able to offer housing that will allow people to walk to all of this and provide the town new tax revenue and make it an even greater town by embracing the new way of smart living and growth but still maintain that great small town feel we all love!
